Why choose 1031 Solutions Group

to advise on your 1031 investment?

First of all at 1031 Solutions Group, we do not charge or take any fees from our clients or 1031 exchange investors.  We only help advise, navigate the 1031 exchange process and suggest possible 1031 solutions.
Having worked for over a decade at two of North America's leading diversified financial service companies, City National Bank (a subsidiary of Royal Bank of Canada) and Wells Fargo as well as one of the largest national exchange accommodators, we have been exposed to thousands of 1031 exchange situations and can help advise and navigate any situation.
We are completely independent and therefore have the clients best interests in mind when referring them to outside QI's/Accommodators, commercial brokers, real estate agents and investment brokers. The main benefit of a carrying out a 1031 exchange rather than simply selling one property and buying another is the TAX DEFERRAL. A 1031 exchange allows you to defer capital gains tax, thus freeing more capital for investment in the replacement property.

DST vs. TIC

TIC arrangements share some similarities with Delaware Statutory Trusts (DSTs). Both allow fractional investments and can be used in a 1031 exchange. However, there are some key differences.

Potential Benefits & Risks of DSTs

There are material risks associated with investing in DST properties and real estate securities including liquidity, tenant vacancies, general market conditions and competition, and more.

Testimonials

They went above & beyond!

"1031 Solutions went above and beyond during this process.  There are so many moving parts to a successful 1031 exchange from closing escrow, to finding the right QI to being referred to the right broker that understood what I was looking to accomplish in terms of a passive investment and Michelle walked me thru every step of the way."

- John

Excellent communication!

"It was such a pleasant and hassle-free experience working with Michelle who not only listened to my needs and concerns, but also kept me aware of my timeline. She not only communicated to me every step of the way, but made sure my escrow agent and QI were in synch before closing."
